STRUCTURAL AUDIT:

Structural Audit (As per MCGM Bye-Laws u/s 353B & 354)

Our structural audits are conducted in accordance with the MCGM bye-laws under Sections 353B and 354, ensuring compliance and safety for every building we assess. Each audit focuses on evaluating the integrity, stability, and durability of the structure through the following key steps:

Visual Inspection: Identifying visible signs of structural distress, cracks, leakages, or material deterioration.
Load & Stability Analysis: Assessing the structure’s ability to safely bear design and service loads.
Non-Destructive Testing (NDT): Using advanced NDT methods to evaluate core strength and detect hidden defects without causing damage.
Detailed Reporting: Providing clear, data-driven reports with practical recommendations and a roadmap for necessary repairs or strengthening measures.

BUILDING REPAIR & WATERPROOFING PMC

Our process blends technical expertise with practical site experience, delivering sustainable, leak-free solutions backed by a 3 to 13-year waterproofing service guarantee.

Each project follows a structured and accountable approach:

Assessment & Planning: Conducting detailed building surveys, identifying defects, preparing repair methodologies, and BOQs as per IS codes.
Tendering & Contractor Selection: Floating tenders, analyzing technical and commercial bids, and recommending qualified contractors based on capability and experience.
Supervision & Quality Control: Deploying site supervisors, conducting routine inspections, and ensuring work quality and materials meet approved standards.
Waterproofing Execution: Implementing proven waterproofing systems with 3–13 years of performance guarantee.
Measurements & Bill Certification: Accurate on-site measurement recording, bill verification, and certification of contractor running and final bills to ensure transparency and fairness.
Reporting & Handover: Providing detailed progress reports, photo documentation, and completion certificates for record and future maintenance planning.

REDEVELOPMENT PMC:

At TECH-n-ECO, we offer complete PMC services for redevelopment — from feasibility to OC — ensuring every project is executed with transparency and efficiency.

Feasibility Report: Preparing detailed technical, financial, and legal feasibility reports as per DCPR 2034 and applicable municipal guidelines.
Developer Selection: Assisting societies in floating tenders, evaluating bids, and selecting a competent and reliable developer.
Development Agreement (DA) Finalization: Coordinating with legal teams to help societies review, negotiate, and finalize DA terms that protect members’ interests.
RCC Drawing Consultancy: Reviewing and vetting structural and RCC drawings to ensure safety, economy, and compliance with engineering standards.
Project Management up to OC: Overseeing the entire construction process, monitoring progress, ensuring quality, and guiding the project smoothly until the Occupation Certificate.
